Staging should always be completed before photography so your online presentation matches the in-person experience. Both. Vacant staging transforms empty rooms into warm, livable spaces that demonstrate scale and function. For occupied homes, we work respectfully and efficiently—keeping strong existing pieces, editing what distracts, and supplementing with curated inventory to elevate the presentation. Note that occupied staging can sometimes be more expensive and is rarely less expensive than vacant staging.

We begin with an in-person walkthrough to assess architecture, take measurements, and understand your timeline and listing goals. After providing a detailed quote and securing the agreement, we create a custom design plan. Our team handles delivery, installation, and final styling to ensure the home is photo-ready. When the home sells, we schedule removal with appropriate notice.

Our base contract is for a 30-day initial term, then month-to-month thereafter. We align the staging duration to your listing strategy and provide clear renewal terms upfront. Most luxury homes need staging through the listing launch, photography, initial showing period, and often through escrow.
